“The renovation of this street-level commercial space in the centre of Madrid was our latest project in the Spanish capital. The place was abandoned and wasn’t bringing in any income for its owner. If it had been put up for rent, it wouldn’t have got more than €400 a month. The client contacted us because they wanted to put the old-fashioned premises on the rental market and make it more profitable. After an in-depth survey of the building’s features and condition, a project was drafted that divided the space into two identical apartments.


In the comprehensive renovation of this commercial property, we were looking for maximum profitability for our client. For this reason, we opted for an affordable and modern décor that wouldn’t require a large investment. In the renovation, we looked to optimise both spaces, creating two completely separate apartments of the same size and design.

By getting rid of walls and partitions, in this project, we tried to enhance the natural lighting, taking advantage of the space available and creating a greater feeling of spaciousness and brightness. On top of this, the wiring, gas and heating were completely overhauled, and an air condition system was installed to service both apartments. The result was two identical apartments that were rented out before their official market release, making their owner over €1600 a month.
